Usual and Customary Services

First of all - our compensation comes from the commission split offered by the listing agency. THERE ARE NO ADDITIONAL FEES PAID TO US BY OUR BUYERS! Our first encounter with our buyer clients we discuss your needs and objectives regarding a real estate purchase. We would then formalize our business relationship.

We then search the entire inventory of properties that meet the requirements that you have laid out for us. After a review of those listings and perhaps a drive through of the neighborhoods we would arrange showings for the properties you elect to see.

When you find a home that you would like to make an offer on we will provide comparable property information so you can form an opinion of market value range. We then draw up an offer to purchase with terms, conditions and contingencies that are beneficial to you. Then we present the offer and negotiate on your behalf.

After an offer is accepted we will help you arrange for a Professional Home Inspection. If there are deficiencies we will negotiate with the sellers for the repair, credit or price reduction to correct the deficiency.

With regard to compensation: as stated above, we accept the seller agencies fee split offering there is no additional cost. Like other real estate agents the fee would be paid by the listing agency (please see our Buyer Contract for details and alternatives.) The difference is that you have been represented as our buyer client rather than a selling agents "customer."
